Montage at Midtown:
Catalyst for Development in Midtown Fort Myers
Montage at Midtown will add 321 multifamily apartments to the Midtown section of Fort Myers’ Downtown redevelopment area. The $72 million complex is expected to be a catalyst spurring additional development in the area. Today the vacant property generates under $6,000 in taxes to the City, but the addition of Montage at Midtown is projected to increase the City’s tax base to $868,728 for that property alone. Montage at Midtown was approved for a CRA tax increment rebate of $11.508 million. Phase I construction will begin in April 2022, with a planned opening in February 2024.

Staybridge Suites Hotel to Attract Larger Families Downtown
Staybridge Suites, a 100-suite hotel project located at 2465 Second Street, is planned for the Downtown redevelopment area.
It will be a five-story, limited-service, extended-stay facility with studios and one-bedroom suites. The $18.5 million Staybridge Suites will be built on a location formerly proposed for a Holiday Inn. The developer is simply changing its hotel brand to better meet the travel needs of larger families. Staybridge Suites has been selected for a $3.3 million tax Increment rebate.

CRA Approves Final Pillar in Affordable Housing Strategy
The CRA approved a Revolving Housing Loan Program, available in the Cleveland Avenue and Dr. Martin Luther King, Jr. Blvd. redevelopment areas during FY2020. The fund will be used exclusively to support developers who want to build housing targeting individuals that make 80% of the Area Median Income (AMI) or less. This loan incentive for affordable housing must be repaid within 24 months. Once repaid, the loans will continue to grow the trust fund in the project area.

Business Spotlight: Pit Stop Auto Repair
Pit Stop Auto Repair, located at 2345 Dr. Martin Luther King, Jr. Blvd., is a new business in the Downtown redevelopment area. Pit Stop is an established family-owned and operated Southwest Florida that opened this location in February. As a full-service auto repair shop, they offer services including tires, brakes, steering, suspension, oil change, air conditioning, diagnostics, and alignments. Over the past three decades, they also have focused on giving and growing the community through their charity, Pit Stop Auto Repair Charitable Foundation.

First Street Planter Beautification Project
Local resident Debora Gillen is partnering with the Fort Myers CRA beautify Downtown’s First Street by adding square planters featuring attractive plants and palms suited to Florida’s environment. 16 lamp posts will be adorned by two planters each. Ms. Gillen has offered to pay installation and first-year maintenance costs. This sort of beautification project is one of the main tools of redevelopment, because an attractive area promotes safer neighborhoods and improves the economy.

Approved for Property Improvement Grant
Yurstore, a branded merchandise company relocating its business to Fort Myers at 2040 Virginia Avenue, has been approved for a $29,306 Commercial Property Improvement Grant. Funds will be used to upgrade the driveway, replace exterior windows, and install a security system.

Legacy Harbour Marina and Hotel & Suites
Legacy Harbour Marina and Legacy Harbour Hotel & Suites is a legacy business operating since 1998 in the Downtown redevelopment area. The Marina is located at ICW Marker 49, Mile Marker 135.5 on the Okeechobee Waterway and 17 nautical miles from the mouth of the Caloosahatchee River. The Hotel & Suites is located at 2038 W. First Street, adjacent to the Marina.
Legacy Harbour Marina is a 131-slip marina with a variety of dockage options, offering floating docks, pump-out, electric, water, television, WiFi, nighttime security, a heated pool, and a fitness center. Legacy Harbour Hotel & Suites offers guests room one- and two-bedroom riverfront suites complete with a kitchen, living area, full-size refrigerator, cooktop stove, microwave, free internet, a heated swimming pool, and a deck overlooking the Marina and river. Longest Day in Purple
The Fort Myers CRA was part of the fun on the Longest Day, an event held June 19 by the Alzheimer’s Association in Downtown Fort Myers to recognize the Summer Solstice, our longest day which represents the time caregivers spend caring for those afflicted with the disease. Downtown businesses were lit up in purple light to help bring awareness to Alzheimer’s Disease prevention and research.
